Cherry Orchard Homes & Villages is a privately owned, family run, British company that specialise in developing purpose built retirement homes throughout Essex. Part of the Ryan Group who were established in 1981, and have an NHBC A1 registered building accreditation, we have over 30 years of high-quality traditional house building experience, including the benefit of our in-house architects.

Our developments are always designed with the clients in mind to provide the best choice for an independent, safe and fulfilled retirement. We use the latest building methods, materials and advances in energy efficiency to create homes that are ‘one step ahead’.

Cherry Orchard – The Village:

Cherry Orchard is a purpose-built retirement community of houses, apartments and bungalows available to buy or rent as well as a 90-bed nursing home. It will provide differing levels of accommodation:

Self Sustaining – homes for those that do not need any form of assistance.

Sheltered Accommodation – private independent units with some shared facilities and a warden.

Assisted Living – a housing alternative for those who may need help with dressing, bathing, eating, and toileting, but do not require the intensive medical and nursing care provided in nursing homes.

Dementia Care – specialist care for those with signs or symptoms of dementia.

On site facilities will include a convenience store, medical centre, pharmacy, dental surgery, wellbeing centre and health spa, coffee shop and bistro. All of which will be accessible to residents and there will be limited access to the surrounding community.

Security will be of paramount importance with a 24hr manned entrance, state-of-the-art CCTV, fob access doors and a security office on site.

While the site will have 197 car parking spaces, Cherry Orchard will operate a carpool scheme for the residents, giving them access to a car as and when required without having the cost and stress of running a car full time. There will also be a cycle club, frequent minibus services to the local towns and organised day trips.


A9R1yr92yp_1df59lc_2ccLocated in Rochford, the Cherry Orchard Retirement Village sits close to London Southend Europe’s fastest growing airport, offering direct services to 22 European destinations and has excellent road links with the A127, A13, A12, A130 and M25. There are frequent bus services into the local towns and two mainline train stations where London can be reached in less than an hour.

Rochford offers acres of ancient woodland and some beautiful historic buildings to explore. A recently retired couple gave their views on why they came to Rochford: “When we retired we were looking for a quiet town with a community feel. Rochford offers us this but also gives us great access to London, and with Southend Airport being so close, Europe too!”

Infrastructure and Sustainability:

Cherry Orchard Retirement Village is serviced by superb rail, road and air links and the proximity to Rochford and Southend means that residents have access to existing civil and leisure facilities. The site itself will have its own internal infrastructure of shops, medical centr, children’s nursery, retail units along with carpool and minibus services.

The site will be implementing solar power to create electricity for the communal areas and a water harvesting scheme to provide water for irrigation.


The development at Cherry Orchard will create an estimated 685 jobs which will include the maintenance and management of the site, the provision of on-site social care and employment in the commercial units. The scheme can therefore be seen as providing long-term benefits to the wider community in Rochford.


Why do we need Cherry Orchard:

There is a growing need for purpose built accommodation to cater for the ageing population in Rochford. The Ageing Population Strategy 2014-2017 from Rochford District Council shows the over 65 and over 85 demographic is set to increase significantly in Rochford in just over two decades. The document states; ‘The key objective [of strategy] is to support older people to live independent lives for as long as possible and to receive high quality services when they need them.’

The 2011 Census revealed that Rochford had a total population of 83,287. The table below shows how the aging population will develop over the next 25 years.


The table above shows the number of people over 65 is projected to increase by 61% (27300) and the number over 85 showing a projected 175% increase (5500) by 2035. Therefore, it will clearly be vital to have adequate provision of both retirement living locally.
